This charming, tastefully decorated and unique split-level flat comes with a very long lease, and is situated predominantly on the top floor of a period conversion. With its entrance at first-floor level, the resulting high ceiling provides a light, bright and airy atrium on entrance. Light floods through the property thanks to Velux skylights at the top of the stairs and in the bedroom.
There’s ample storage space courtesy of built-in shelving, a large closet, a cupboard door into the eaves, and a loft space with ladder hatch, offering the potential for conversion with suitable permissions. The lounge and kitchen (with gas) provide a spacious living area with views through classic sash windows. The flat roof space is currently used as a balcony for plants and herbs.

The recently refurbished bathroom is the real jewel in the crown, decorated in a neutral-yet-striking industrial/Victorian style.
Located 5 minutes’ walk from Turnpike Lane (Piccadilly zone 3) and 10 minutes from Hornsey overground and Harringay Green Lanes stations, the property is seconds from local bus routes serving the City, Islington and Camden.
Harringay Gardens is a quiet, tree-lined street with no through access - but it adjoins Green Lanes, with its fantastic (and growing) selection of restaurants, coffee shops, bars and pubs. Highlights include an array of London’s finest Turkish eateries, local gem café/bar Jam In A Jar, and Harringay’s imposing-yet-inviting landmark pub The Salisbury.
The property offers a fantastic opportunity for first-time buyers, and viewing is strongly recommended.
THE OWNER SAYS:
I’ve loved living here and will be sad to leave due to a growing family. The area has changed dramatically in the last 5 years, and new restaurants, cafés and bars continue to open frequently.
Harringay – and particularly Harringay Gardens with its friendly neighbours and residents’ committee – has a real community feel, but central London is so accessible via tube, bus and train.
The flat has a cool layout, is warm and bright, and has been somewhere I’ve enjoyed living and working over the last few years. I’ll be sad not to be taking the bathroom with me – I’m so pleased with how it was transformed a couple of years ago. There’s also an unbelievable amount of storage space here - which has been invaluable as one resident has become three!
